1. You must receive the official “Home Repair: Know Your Consumer Rights” brochure before you sign any contract.

Illinois requires contractors to give you the Attorney General’s “Home Repair: Know Your Consumer Rights” pamphlet before any home repair/remodeling contract over $1,000 is signed. You’ll also sign and date an acknowledgment form that’s part of that brochure, and you keep a copy for your records. We provide this upfront and make sure you have time to read it and ask questions.

Why this matters: It ensures you understand the ground rules before you commit with no rushed decisions or missing details.

2. You have the right to cancel in specific situations with no pressure tactics.

If a sale is made in your home for more than $25, you typically have three business days to cancel—full stop. This is often called the “cooling-off period,” and your contract should clearly explain how to use it, with a ready-to-sign cancellation form. We highlight this section and show you exactly how to execute it should you need to.

There’s also a cancellation right tied to insurance claims. If you’re using insurance to pay for work, you can cancel within five business days after receiving a written denial from your insurer or within 30 days after you submitted your claim: whichever comes first. We include the required form and calendar those dates with you so the window doesn’t slip by.

3. You’re entitled to a clear, written contract with all costs and key terms spelled out.

For projects over $1,000, the law requires a written contract or work order that states the total cost, including parts and materials listed with reasonable particularity. It must also include the contractor’s business name and address; if a P.O. Box is used, the contractor’s residence address must appear. We go further—breaking out materials, labor, payment schedule, and milestone timing so there’s no ambiguity.

Why this matters: A professional contract is your roadmap. It’s a clear communication of who is doing the work, what exactly is included, when it happens, and how much it costs.

4. Timing matters and delays have remedies.

Your contract should specify when work starts, how it progresses, and when it finishes, along with the payment schedule (down payment, progress payments, final payment). If the contractor fails to begin and/or complete work within the agreed period, you may cancel and may be entitled to a refund of payments upon written demand by certified mail. Our schedules are visible up front, our project managers communicate changes quickly and, if delays occur, we follow the law and make it right.

5. Arbitration and jury-trial waivers must be disclosed, and you can refuse.

If a contract includes a binding arbitration clause or a waiver of your right to a jury trial, the contractor must tell you before you sign and must give you the chance to accept or reject those terms. Your choice has to be documented by you writing “accept” or “reject” and signing in the margin next to each clause where it appears in the contract.

If you reject either clause, that counts as a counter-offer; the contractor is allowed to refuse the job rather than proceed without that clause.

6. Protect your home from unpaid bills: request lien waivers.

Subcontractors and suppliers who work on your home can file a mechanics lien if they’re not paid. Before you make final payment, you should ask for a notarized statement listing everyone the contractor hired and what they’re owed and obtain lien waivers.

7. It’s unlawful to perform (or charge for) work over $1,000 without a signed contract.

The Act prohibits contractors from starting or billing for home repair or remodeling work over $1,000 without a signed contract or work order. Our policy is simple: no work without a complete, signed agreement that reflects your scope and price.
