Roof Replacement:
We conducted a thorough assessment, inside the living spaces, attic, and outside up-top, to determine the extent of roof damage. It was clear we needed to execute a complete roof replacement to ensure structural integrity and durability.
Siding & Trim:
Replace damaged siding and trim to enhance the home’s exterior aesthetics. The existing siding was James Hardie, only 4 years old, and was damaged not due to hail, but due to debris hitting the house in extremely heavy wind. The debris caused marks & scratches insurance wanted to repair or repaint, but James Hardie has Color Plus Paint technology, so if you paint over their product, you lose the 15-year warranty, making it disadvantageous to repair. Therefore, we pushed back at insurance and were covered to completely replace the damaged siding.
Gutter Replacement:
Install new gutters to effectively manage water runoff and protect the home’s foundation. We improved the downspouts from 2×3 to 3×4 oversized downspouts for better drainage. Learn more about the benefits of upgrading to oversized downspouts.
Soffit and Fascia Restoration:
Restore soffit and fascia components to improve ventilation and enhance visual appeal.
Attic Insulation:
Due to the windstorm damage, the blow-in attic insulation became wet and compromised, necessitating its removal–a step required on this project by the home insurance company. We included additional details for the insulation project:
– Prep work with drop cloth/cover area with plastic to protect any surface from dust.
– Remove existing blown-in loose fill insulation with a commercial gas-powered vacuum machine
– Remove fiberglass batts, haul all garbage bags, leftover debris, and dispose of it.
– Clean and vacuum all existing loose fill insulation.
– Install correct baffles at eaves and block with fiberglass insulation at the entire perimeter of the building.
– Air seal any penetrations, plates, can lights, junction, and fixture boxes.
– Lay down new fiberglass batt insulation paper faced down for a vapor barrier at the top of drywall.
– Top it off with a combination of blown-in loose fiberglass insulation to bring it up to an energy code of R-60, a total of 20 inches. The insurance company approved only R-40 (builder grade), a less energy-efficient insulation, but we highly recommended an upgrade for better protection.
Painting:
Conduct a professional paint job on ceilings and walls to refresh the interior ambiance. We used Benjamin Moore products, prioritizing the highest quality paint.
Continued structural degradation due to roof damage and compromised exterior components.
The customer could use the warranty on the siding if it is not properly maintained.
Increased energy bills and discomfort from missing insulation from the heavy wind. If wet insulation were to remain, it could create mold.
Decreased property value and curb appeal, impacting resale potential./p>
