Carrie contacted Holda Construction shortly after moving into her new home in Inverness, IL. Early into her ownership, she noticed persistent gutter problems, including leaking at the corners and regular overflow during rainfall. These issues were linked to undersized gutters and downspouts that couldn’t effectively handle water from the roof. What began as a simple gutter replacement project eventually evolved into a full exterior renovation addressing deeper structural and aesthetic concerns.
Two major challenges stood out during the project.
First, the transitions between the dormers and main roof required detailed, precision work to ensure watertight connections that didn’t compromise the home’s aesthetics.
Second, the hidden damage we discovered behind the siding meant we had to replace rotted framing and waterlogged insulation. These corrective measures were crucial for maintaining the home’s structural integrity and energy efficiency.
Our first project with Carrie focused on fixing her water drainage problems. After a full assessment, we determined that the original gutter system was too small to manage the roof’s runoff. To correct this, we installed 6-inch oversized gutters in a Cameo finish, paired with matching oversized 3×4″ downspouts. The new system was designed not only for performance but also to blend seamlessly with her home’s existing fascia. This installation was completed in just one day, resolving the immediate water management concerns and protecting the home from further damage. The cost for this phase was $9,000.
Less than a year later, Carrie reached out again—this time with concerns about her aging roof. She noticed granule loss, visible wear, and signs of minor leaking after heavy rain, especially near the downspouts. Our inspection confirmed that the roof had deteriorated to the point where repair was no longer a viable solution.
As we prepared for the roof replacement, we uncovered more serious issues: improperly installed siding and a lack of moisture barriers had allowed water to infiltrate behind the exterior walls. This led to hidden rot in the framing and insulation that had absorbed significant moisture over time. Rather than patch problems individually, Carrie made the decision to proceed with a full exterior renovation, tackling the roof, siding, and trim all at once.
